When you search for a real estate agent to help you with your home purchase and/or sale,
you may come across agents that have acronyms listed after their name. Some of these
acronyms may include ABR, CRS, SFR and e-PRO. When you work with an agent that has an ABR, CRS,
SFR and/or e-PRO after their name, you'll know that the agent has invested a considerable amount of time
to take advanced real estate training courses.
So, what exactly does ABR, CRS, SFR and e-PRO stand for, and why should the agent you work with display at least one of these
acronyms after their name?
The Accredited Buyer Representative (ABR®) designation is the benchmark of excellence in buyer
representation. This coveted designation is awarded to real estate practitioners by the Real Estate
BUYERS AGENT Council (REBAC) of the NATIONAL ASSOCIATION OF REALTORS® who have met the specified educational and practical experience criteria.
The criteria for ABR designation:
Completed the comprehensive two-day REBAC course in buyer representation
Successfully passed a written examination
Demonstrated a practical experience of having completed five closed real estate transactions in the field of buyer representation
Received recommendations from two of the real estate practitioners buyer clients
Be a member in good standing with the NATIONAL ASSOCIATION OF REALTORS®
Look for those real estate agents that proudly display the ABR® designation and know that they are
professionals in the field of buyer representation.
A Certified Residential Specialist is a REALTOR® who has earned certification from the Council of Residential Specialists by completing a rigorous course of advanced training, and by meeting significant experience requirements.
Only 5% of all REALTORS® in the U.S. can call themselves a Certified Residential Specialist. That's because just one in 20 has the extensive experience, the unique commitment to the real estate business and the hours of advanced training necessary to call themselves a Certified Residential Specialist.
A Mix of Experience & Sales:
A hallmark of Certified Residential Specialists isn't just the advanced training and education they receive. Just as important is the marketplace expertise they bring to the sale or purchase of your home. To earn the Certified Residential Specialist Designation, every REALTOR® must have a significant mix of experience and a number of real estate transactions.
The Highest Standard of Ethics:
Ethics aren't just important in a REALTOR®. They 're essential. That's why every Certified Residential Specialist is required to maintain membership in the NATIONAL ASSOCIATION OF REALTORS® and to abide by its strict code of Ethics. That means, when you work with a Certified Residential Specialist, you can rest assured you're dealing with a trained real estate expert who will treat you fairly and professionally every step of the way.
A Focus on Home Buying and Selling:
Whether you're looking to buy or sell a home, you face many risks along the way. Financial risk, legal risk, even the risk that a home purchase or sale will fall through. A Certified Residential Specialist is trained to minimize the risk.
With that in mind, a Certified Residential Specialist is guaranteed to bring you the benefits of their significant experience and variety of successful real estate transactions. That expertise, combined with advanced education in areas like finance, technology, and marketing, lets you know that your Certified Residential Specialist is able to make your home purchase / sale a success in every way.
Technology is changing the face of real estate. Computers, the Internet, mobile communications - each have helped make the market more efficient, and at the same time more daunting. More than ever, the success of your home purchase or sale depends on the ability of your REALTOR® to harness that technology, and make it work for you.
For that reason, the training required of your Certified Residential Specialist focuses extensively on technology and its effect on the real estate business. You can count on a Certified Residential Specialist not just to understand technology, but also to use it to make your home purchase or sale a worry-free experience.
Ability to Maximize Profits and Minimize Cost:
Buying a home isn't simply about paying the lowest price. And selling a home isn't just about getting the money you asked for. Along the way, there are fees, taxes, and numerous other costs that can impact the bottom line of your home purchase or sale.
A Certified Residential Specialist is trained specifically to help you understand the marketplace, negotiate successfully on your behalf and get a clear picture of a proposed transaction. The result is a more rewarding experience, whether you're buying or selling, or both.
If you are thinking about buying a home that is bank owned (foreclosure / REO) or offered as a short sale, you need to be
sure to work with a real estate agent who has the SFR Certification from the National Association of Realtors.
The intricacies of purchasing a foreclosed home or home offered as a short sale
are far more complicated than purchasing a home offered as a traditional sale. Unfortunately, many Realtors
are simply not very knowledgeable about these complicated purchases. That is why you must select your Buyer Representative (Realtor®)
So...if you are thinking you might be interested in buying a foreclosed home or a short sale it is CRITICAL
that you only work with a Realtor who has
taken the SFR training so that your purchase will be handled with knowledge, skill and expertise. Steve Hatfield is an SFR Certified Realtor®.
When selling your home as a short sale you absolutely must hire a Realtor® who has the expertise to guide you through
all the complicated and sometimes frustrating steps that you will encounter. Only Realtors that have
the extra level of training
that the SFR
Certification provides should be considered to handle the listing and sale of your home.
So if you are thinking about selling your home on a short sale, do NOT simply list your home with just
any Realtor®. Hire a knowledgeable, experienced, professional, SFR Certified Realtor like Steve Hatfield!
